Welcome to the Hudson Club!


Great to have you as a resident of our unrivalled community!  We are sure you will enjoy your new surroundings and its unique quality of life.


This brochure will provide you with information on the type of co-ownership at the Hudson Club as well as a guide summarizing the principal regulations which all residents are invited to respect.



Structure of the Hudson Club


The Hudson Club includes six buildings of eight condo units and one building of two condo units.  Each building is a separate syndicate under the management of three administrators elected for a period of one year.  They are responsible for the conservation, maintenance and administration of the building and its common portions.  They also have the duty to ensure the preservation of the quality of life through the enforcement of the provisions set out in the declaration of co-ownership.  Tenants enjoy the same privileges as co-owners (parks, swimming pool, tennis, etc.).  However, it is the responsibility of the co-owner to attach a copy of this document to the tenant’s lease and to ensure his or her tenant abides by these provisions.


The Hudson Club also includes a growing number of single-family residences located on Chemin du Domaine and Chemin Hudson Club - Phase II.  Specific measures applying to these residents are appended to this document.


All co-owners and all owners of single-family residences are members of the Hudson Club Association.  The Association is under the management of a Board of Directors composed of one representative from each building, and one representative per eight single-family residences.  It is responsible for the conservation, maintenance and administration of the parks, the swimming pool, the pool house and the tennis courts.


Community Charter


The regulations of the Community Charter described in the following pages derive from the declaration of co-ownership - Chapter III “Destination of the immovable and the use of its portions”, Articles 18 to 22.  It is intended for all co-owners and tenants as well as residents of Phase II.  Its enforcement aims to ensure everyone of a peaceful and harmonious environment although certain particularities apply only to co-owned buildings.


Regulations Governing the Use of Exclusive Portions


Quietness and Security

  1. Co-owners and tenants must see to it that the peace and quiet of the building are not disturbed at any time by their activities or by the activities of family members, guests or hired help.

  2. Sound systems, televisions and radios shall be kept at a low volume, both indoors and outdoors.

  3. In the event of a prolonged absence, the occupant shall leave a key of his or her unit with the administrators in order to have access in case of fire, broken pipes or windows, rupture of electrical circuits, etc.

  4. At the time of selling or renting his or her unit, the co-owner must supply the administrators with the name, address and telephone number of the new resident, and the move-in date.


Entrance Balconies and Patios

  1. Co-owners are responsible for the maintenance and cleanliness of their balconies and patios.  No unsightly objects such as garbage cans, recycling bins, drying racks, bicycles, skis, etc., shall remain on these areas.

  2. The installation of non-retractable awnings and clothes lines is prohibited.

  3. The installation of retractable awnings and privacy partitions must receive prior approval by the building administrators.

  4. Painting of balconies and patios is prohibited. 

  5. Patio furniture, portable pools, toys and other such items must not be left on the lawns or walkways.

  6. B.B.Q.’s for outdoor cooking must be propane gas only.


Windows 

  1. Window coverings must be white or off-white in color as seen from the outside.  Window cleaning is the responsibility of the occupant.

  2. The installation of window air conditioning units is prohibited.


Exterior of Building

  1. No signs, advertisements, lanterns or posters whatsoever may be placed on the exterior of the building.

  2. The installation of TV tower antennas is prohibited.  Only antennas of a maximum size of 24 inches are acceptable (e.g.: parabolic antennas for digital radio, television and telecommunication service by satellite), subject to prior approval by the building administrators.  This type of antenna can be installed inside the attic with no loss of reception.

  3. Modification of the paint color scheme of the building must be approved by the Board of Directors of the Hudson Club Association.


Pets

  1. No co-owner or tenant may have or keep any malicious, dangerous, unclean or noisy animals.

  2. Pitbulls and Rottweilers are strictly forbidden on the Hudson Club property.

  3. Dogs must always be on a leash and must not be left alone outdoors.

  4. Owners of pets are asked to walk their pets in the parks, away from the buildings.  Poop and Scoop is the Law.  Poop bags must be deposited in household garbage bags and not be thrown directly into the garbage containers of each building.


Regulations Governing the Use of Common Portions


Exterior of Building

  1. No co-owner or tenant may obstruct the entrances, sidewalks, entranceways, driveways, parking spaces and other common areas or leave any objects in these areas.

  2. No construction, structure or tent may be erected, placed or left in the common portions without prior authorization by the assembly of the co-owners.


Parking 

  1. Each co-owner shall have the right to park two motor vehicles in the parking spaces reserved for his or her unit.  Only private automobiles and motorcycles may be parked in these spaces.  No boats, watercrafts of any kind, trailers, tent-trailers, recreational vehicles, commercial vehicles, snowmobiles, machinery or equipment of any kind may be parked on the premises of the Hudson Club.

  2. Visitors parking is provided at each building.  Visitors may also park their vehicles in the parking area in front of the pool house.

  3. In the event of an absence for several days, it is suggested that a key of the vehicle be left with one of the administrators of the building.  For long-term absences, particularly in wintertime, it is recommended that vehicles be parked at the pool house to enable proper snow removal.


Tennis Court

  1. The tennis courts are locked and can be opened by residents with the same key used to open the pool gate.

  2. Proper attire must be worn at all times when on the tennis courts.  Shoes with non-marking rubber soles are required.

  3. A basketball hoop is installed in one corner of the tennis area.  However, tennis players have priority at all times.  When tennis players are on the court, basketball players must leave.

  4. Rules for users are posted at the entrance gate to the tennis court.



Swimming Pool

The Hudson Club pool is a private pool for the exclusive use of Hudson Club residents and their guests.  To maintain a peaceful and safe environment, residents and guests are asked to abide by the following rules:

  1. Residents have the obligation to accompany their guests to the pool.  The number of guests must be kept to a minimum.

  2. The pool is not under supervision.  For safety and insurance reasons, the entrance gate is to be kept locked.  A key to the gate is provided to each co-owner.

  3. Children 12 years of age and under, and children who are unable to swim must be accompanied by an adult.

  4. Running is forbidden in the pool area.

  5. Glass items are not permitted in the pool area.

  6. For health reasons, people with cutaneous lesions must not use the pool.

  7. It is forbidden to handle the life-saving equipment without a valid reason.

  8. Animals are not permitted in the pool area.

  9. Residents are asked to replace pool furniture in an orderly manner and secure the sun umbrellas when they are leaving the pool area.  The last person to leave the pool area is asked to lock the entrance gate upon departure.

  10. The pool house is available for private parties for a nominal fee.  For information, see the building administrators.


General Information


Chemins du Hudson Club and du Domaine

The Municipality of Rigaud does maintenance and snow removal on these two roads.


Sewage System

  1. The Hudson Club sewage network is autonomous and serviced by the Municipality.  All sewage waters of the Hudson Club are connected to a common septic system and drainage field.

  2. Installation of garburators is not permitted.

  3. To ensure proper operation of the network, grease, sanitary napkins, diapers, condoms, cigarettes, hairpins, etc., must not under any circumstances be thrown into the toilets or sinks.


Garbage and Recycling

  1. Garbage should always be placed in plastic bags properly tied and deposited in the large garbage containers situated at the entrance to the parking area of each building.

  2. Large bulky items (non-food) such as cartons, tires, furniture and construction debris should be placed near the large container on the eve or the morning of garbage pick-up.

  3. Participation in the recycling program is encouraged.  Blue boxes are available from the Municipality.


Storage Room

  1. A common storage room at basement level is located at one end of each building (with the exception of building 593), with access from outside at ground level.  Items are stored at the owner’s risk.  Smoking is strictly prohibited as well as storing flammable materials (propane, cleaning agents, solvents, gas, etc.) in the storage area.

  2. This room must be kept clean and accessible by Hydro-Quebec personnel to read the electricity meters.

  3. Spaces under balconies and patios can also be used for the storage of firewood, canoes, patio furniture, etc.


Other

  1. Residents and guests are reminded that there are designated common areas and walkways for the enjoyment of all residents of the Hudson Club.  However, the land surrounding each building of condominiums belongs to those owners exclusively, and is not part of the common areas.  Private properties of Phase II are to be respected as such.

  2. Pets must be kept on leashes at all times.  A Poop and Scoop policy applies everywhere.

  3. Appropriate dress and shoes are required on the tennis court.


Mail

A community mailbox is located near the entrance of the Hudson Club.  Each residence has a private mailbox with a lock and key provided by Canada Post.  There is also a slot for outgoing mail.


Insurance

Co-owners must insure themselves for the “plus value” of their exclusive portion, furniture and personal belongings as well as the added value of renovations and improvements.


Condo Fees

Condo fees and Hudson Club Association fees are due the first of each month.  Post-dated cheques or pre-authorized withdrawals from bank accounts are recommended.


Participation

Residents interested in the social life of the Hudson Club who would like to get involved in organizing special activities (pool parties, corn boils, flower planting day, etc.) are invited to offer their help.  Good ideas and a helping hand are always welcome!  Contact the building administrators or the Hudson Club Social Committee.

Community Charter

Chemin du Domaine and Chemin Hudson Club – 

Phase II


The rules for maintaining the spirit of good neighborhood reiterate and clarify restrictions that are the subject of servitudes already attached to the deeds of sale for the private properties on Chemin du Domaine and Chemin Hudson Club, whose owners are also full members of the Hudson Club Association.  Many of these rules are part of the Community Charter of the Hudson Club.  Certain points may pertain only to one or the other group of owners and co-owners.


The objective is to maintain a peaceful and harmonious environment in private as well as common areas - parks, tennis courts, swimming pool, beach and walkways - for the enjoyment of all residents.


Regulations

  1. There are to be no sheds of any kind on private properties.

  2. Fences and gates can only be natural hedges or stonewalls with vegetation covering them.  In case of an ornamental fence (e.g.: to delineate the corner of a property, to accommodate lights, etc.), the matter is to be approved by the residents of the Chemin du Domaine and Chemin Hudson Club.

  3. There shall be no trailers, recreational vehicles, trucks, boats, watercrafts of any kind, snowmobiles or heavy machinery left permanently in driveways or anywhere outside on the grounds.

  4. TV tower antennas are prohibited.  Only antennas of a maximum size of 24 inches are acceptable (e.g.: antennas for digital radio, television and telecommunication service by satellite).  This type of antenna can be installed inside the attic with no loss of reception.

  5. Window air conditioners are not desirable unless they are out of sight.

  6. No permanent garbage deposit bins are to be installed.  Municipal by-laws apply as to when to put out recycling bins and garbage for collection.

  7. No firewood is to be stored outside unless it is kept out of sight by a natural hedge or blind.

  8. Tarp covered items and materials are not acceptable except for a restricted period of time (such as gardening, construction or similar).

  9. Large plastic toys shall be kept out of sight of residents when not in use.

  10. Patio and lawn furniture shall be stored inside during the winter months.

  11. Grass and debris in ditches are to be cleaned up regularly by owners.

  12. It is desirable that lawn cutting be restricted to Monday till Friday, from 8 a.m. to 5 p.m., to afford a maximum of peace to all residents.  In cases of prolonged rainy weather, there are to be exceptions to this rule.

  13. Loud construction noise shall be restricted to Monday till Friday, from 8 a.m. to 6 p.m.

  14. Residents and guests are reminded that there are designated common areas and walkways for the enjoyment of all residents of the Hudson Club.  However, the land surrounding each building of condominiums belongs to those owners exclusively, and is not part of the common areas.  Private properties of Phase II are to be respected as such.

  15. Pets must be kept on leashes at all times.  A Poop and Scoop policy applies everywhere.
